What Home Inspection Problems Should Buyers Actually Worry About?
Not every issue that shows up on a home inspection is a big deal. Loose outlets, missing caulking and minor repairs happen all the time. The inspection findings that tend to make buyers and sellers nervous are the expensive ones: foundation movement, major roof replacement, sewer line failures, water intrusion, and significant electrical or plumbing problems.
The concern isn't just the cost of the repair itself. These types of issues can sometimes point to bigger problems hiding behind walls, underneath floors, underground or in other areas you can't easily see. That's what can make an inspection report suddenly feel a lot scarier than a list of smaller maintenance items.
A Bad Inspection Doesn't Automatically Kill the Deal
The good news is that finding a problem doesn't automatically mean the transaction is over. Most real estate transactions involve some amount of negotiation after the inspection. The important part is understanding what you're actually looking at before deciding what to do next.
Some findings are cosmetic or routine repairs. Others may create a safety issue, become expensive to repair or affect financing. The key is figuring out which is which.
